Purpose Of the Role:-
- To prepare a detailed Business Plan and Budget for the fiscal year
- To ensure the delivery of the Business Plan objectives, and Budget i.e., to run the building operations according to good commercial and retail property principles - to optimize footfall and retail sales thereby ultimately increasing the return on investment for retail properties and to maintain customer satisfaction level to retain existing customers.
- To minimize CAM Charges without diminishing the building Operational Standards.
- Work towards reduction of OPEX costs through efficient operations and initiatives towards energy efficiency.
- To ensure the fees and license reviews are completed before the due date.
- Efficient management and governance of partner contracts and vendor performance.
JD:
In the role, the following illustrative list of responsibilities are included, but not limited to:
- Business Plan and Budget - Ensure all decisions taken are consistent with the approved Strategic Direction of the building operations. Ensure delivery of the Plan and approved Budget through rigorous monitoring.
People Leadership -
- Work within the guidelines established by HR, ensure that all direct reports and on-site staff / vendor staff is properly and efficiently managed, including training, performance management and delivery of the Key Performance Indicators agreed with them.
- Hold staff meetings weekly at a set time or more frequently if required, to ensure that all staff is fully apprised of all activities, tasks and set priorities.
- Ensure operations are conducted in an environment of high ethics .
Building Operating Environment & Safety -
- Ensure staff and contractors are delivering in proper efficient working environments, including but not limited to, the adherence to Health and Safety requirements, proper IT systems and efficient equipment.
- Ensure all security and safety standards are followed and a safe environment is maintained at all times, especially the Emergency Evacuation System and Procedure.
Property Management -
- Building Fit outs - Monitor the Fit-out program and ensure that an ongoing fit out upgrade program is in place. Participate in the design sign off process.
- Operations - Maintain the highest standards of repair and cleanliness of the buildings. Ensure the risk profile meets agreed standards.
- Inspect Common Areas and property to ensure maintenance as per property standards.
- Developing and implementing procedures, control systems for maintaining quality & hygiene standards for streamlining processes and generating cost savings in operation.
Legal & Statutory Compliances -
- Be fully conversant with the Municipal Authority laws and the License Deed. Liaise with the Legal Department regarding the issues.
- Ensure a proper understanding of the legal responsibilities of the position and that the buildings are meeting proper legal obligations at all times.
- Stakeholder Liaison - Provide on-demand services to Senior Management, Retailers and Customers.
- Local Planning - Ensure regular contact with the local authorities and be aware of any development applications or other matters which may affect the buildings operations.
Vendor Management -
- Evaluation of Service Providers and selection: To Coordinate with SCM to Assess Property Management Companies and to participate in the selection Process.
- To regularly hold governance meeting with the service providers to evaluate performance against the agreed SLA's discuss site improvements and feedback.
- Public Relations - Establish and maintain harmonious relations with the Police, the local business community, the residential community groups, and others.

Qualification: B.Tech or MBA
Experience: 8-12 yrs
