Real Estate Consulting  - Deloitte's Real Estate Consulting practice serves clients throughout nearly all industries, handling many types of property-related issues, including due diligence, lease advisory, market analyses, underwriting process evaluations, portfolio related services, litigation support and expert witness services, and complex property analysis and valuation. Our professionals frequently deal with large portfolios of real property assets on a regional, national and even global basis  - We provide a variety of due diligence aspects such as due diligence for acquisitions and/or investment transactions, examination of contractual terms, property inspections, market studies, cash flow modeling (Argus/DYNA/Excel), cash flow and NOI analysis, analysis of distressed real estate, strategy and re-positioning studies, franchise and management studies and lease abstraction and encumbrance analysis.  We provide market analyses and development studies, which help analyze economic and/or demographic data within targeted geographies to estimate their effect on a particular investment or development project. Additionally, we evaluate the underwriting process relative to internal and external guidelines, test underwriting assumptions and verify data with supporting documentation including historical operating statements, rent rolls, leases and other sources, and provide reports detailing our findings.  We also cover the full spectrum of real estate valuation services, from evaluating large and diverse portfolios to performing single-property analyses, as well as identifying and performing valuations of tangible and intangible real estate-related assets.  The key job responsibilities include :  - Supporting U.S. project teams in providing financial consulting services relating to real estate.  - Should be able to analyze properties from a financial, operational, and industry perspective mergers and acquisitions (M&A) due diligence experience   - Should have in depth knowledge of financial models and should be able to create financial models based on business issues or transactions being analyzed and get the team to deliver high quality property valuation work products.  - Successful experience in overall engagement planning and job economics (e.g. deployment, budgeting and billing/collections)  - Interacting with internal and external clients and communicating with senior managers and Partners/Principals and Directors (P/P/D- s) in the United States  - Lead internal initiatives and practice management engagements  - Effectively manage risk associated with engagements  - Demonstrate ability to successfully manage a team, including resolving issues, and to team across regions  - Should be able to provide guidance to team especially in cases where troubleshooting is required. Should be able to train team members on new methods and process  - Build client base with US Senior managers, P/P/D's internal and external relationships  - Assume responsibility for the quality control and accuracy of client deliverables by supervising the work of staff and seniors   - May need to work on other Deloitte FAS engagements   - Demonstrate leadership, problem solving and strong communication skills  - Prioritize tasks, work on multiple assignments and manage ambiguity  The Key Skillsets required :  - Strong understanding of US Real Estate markets  - Sound knowledge of valuation methodologies such as Discounted cash flow (DCF), Sales Comparison Approach and Cost Approach  - Relevant experience in performing financial /cash flow modeling for Real Estate Properties using Argus/Dyna/Excel  - Familiarity with using the internet for data research; hands of experience with databases such as Costar, LoopNet, REIS, PPA, RCA, etc.   - Relevant experience in Lease Advisory Services such as Lease Abstraction, Lease Audits and Lease Administration  - Excellent written and oral communication skills in English  - Knowledge on underwriting and securitization would be a plus  - Ability to effectively communicate with managers, senior managers and Partners in United States.   - Proficiency in MS office applications, especially MS Excel, Word and PowerPoint.   Qualification :  - Bachelor's degree required with preferred majors including: Real Estate, Economics, Accounting, Finance or Business Administration   - Master's degree in Real Estate or Business Administration (Finance)  Work Experience :  - 6 to 8 years (overall) and 5+ years of relevant experience
