JOB DESCRIPTION - GENERAL MANAGER CONSTRUCTION

Summary

Responsible for all the aspects pertaining to delivery of projects of both the companies (Civil contracting & interior fitout/furniture). He is responsible for the Profit and Loss of individual projects within tendered prices & quantities. Ensure project effectiveness through the use of proper planning, budgeting, staffing, financing, marketing and maintaining operational control in order to make profits for the company and enhance its reputation in the market place.

Responsibilities:

- Overseeing multiple projects each worth multi-million Rials from inception through to conclusion.

- Developing and managing budgets implement financial controls and monitor expenditure.

- Producing project implementation plans which meet completion targets in a cost effective, safe and timely manner.

- Interacting with clients and other building professionals, especially in the early phases of a project. In addition to the time spent in the initial negotiations for the project, the General Manager enables the team to provide regular progress updates and submits budget reports and provides logical and rational explanation for variations in their achievement. Collaborate with architects, engineers, inspectors and other building specialists.

- Oversee and Controls the operations not limited to financial, engineering, procurement and administration by providing management support and direction to project heads and their respective teams. Ensure sustained relationship with old and existing clients/consultants/contractors/sub-contractors with regular follow up meetings and sources new clients by applying a focused marketing approach.

- Lead, direct & manage project team for execution of the works in accordance with the Contract Specifications, Standards, Statutory Authority Regulations and completion of all project activities on time, within the agreed cost and to HSE & Quality Standards as per the Contract.

- Compliance with the Companys policies, standards and procedures on the project.

- Periodic & rigorous review of various projects to ensure it is in line with agreed Project Management Plan, Baseline Program of Works, HSE Plan, Quality Plan and Change / Variation Control procedures.

- Guide the project team to implement necessary preventive and corrective actions for deviations / variances.

- Evaluate and develop construction methods for optimum utilization of manpower, plant & equipment and materials to meet the company's norms and standards and thereby ensure profitability.

- Assess and review the various projects for conformance to established Earned Value parameters agreed prior to commencement and for the same to be periodically reported to management.

- Close-out of the project for obtaining Completion and Maintenance Certificates.

- Ensure the profitability of the projects and return on investment to the shareholders.

- Ensures that project expenses are well within the contract price and monitors the income and expenditure of the company for budget compliance and cost control.

- Performs regular analysis on the fiscal health of the projects, takes suitable remedial measures if required, and re-orients the projects as required. Monitors market conditions, trends, associated risks and sets out suitable solutions to overcome downturns, crises and abnormalities.

- Continuously identifies and develops opportunities for the company to expand its products, services, functions and area of operation. Recruiting, supporting and developing direct reports. Identifying and developing high potential talent. Performs other duties as assigned by the Directors.

Qualification

- Civil Engineering degree with 15-20 years of experience as General Manager in Construction Company preferably in GCC countries.
