Commercial Manager - Leading Real Estate Company - Mumbai Company Name : Leading Real Estate Designation : Commercial manager (Hospitality Property Management) Experience : 7-12 Yrs Education : CA Location :- Mumbai Salary :- 20-26 LPA Role Objective: - Responsible for monthly MIS delivery - Ensure KRAs are measured correctly and available to the entire team on a timely basis. Conduct audits on data sanity and processes - Build best practices and knowledge repository - Be the central point of knowledge for less frequent but complex processes e.g. CAM estimation for new projects, CAM revision, Society handover etc. Key Responsibilities : - Coordinate with Central Purchase, Vendors and on site teams for requirements and issue resolution Implement learnings from past projects to improve HPM processes - Ensure that customer problems and complaints are handled urgently and accordingly to policies - Manage vendor performance and ensure that SLAs are adhered to Commercial - Coordinate with Design and MEP teams to prepare Common Area Maintenance (CAM) budgets for luxury/hi-end projects - MIS &amp; Reports - PR/PO tracker, Vendor Ageing, Payment Ageing, Master billing tracker, Monthly AMC reports, Payment and billing trackers, Monthly SAP budget v actual allocation and usage reports - Manage the CAM accounts for projects and coordinate with central Accounting Team for reconciliation/ handover - Prepare and manage departmental budgets for sales galleries and clubhouses - Monitor expenses and identify opportunities for reduction - Point of escalation with Accounts for billing support and payments - Prepare case for special sanctions in mid-year as and when required in case of new requirements New vendor identification, empanelment and development - Manage Hospitality Alliance Partners - Coordinate with internal departments and provide support to alliance partners during design and operations - Review and monitor P&amp;L for areas which are managed by alliance partners e.g. Clubhouses, restaurants, etc. - Analyse and suggest changes to operations that can reduce cost and improve the bottom line Department and Company Contribution - Create/update department policies and processes as required, in consultation with senior management - Provide inputs to Design teams during the detailed design of back of house areas required by the operational teams - Contribute towards hiring of new associates for HPM - Other - Perform other projects/ tasks as assigned by the HOD as per the needs of the Department and Organization
