Job Description :
- The mall manager is responsible for hiring various employees, including assistant management staff, maintenance employees, security staff, and custodial help. While individual retail locations hire associates specific to those stores, the mall manager hires the behind-the-scenes mall staff.
- Coordinate with Mall Employees- On a day-to-day basis, a mall manager is presented with challenges that require the coordination of staff. These challenges may take the form of coverage shortages, maintenance requests, the presence of law enforcement, custodial issues, or customer complaints.
- The mall manager has a responsibility to ensure the mall's expenditures fall in line with its budget. This may translate to salary budgets, rent negotiation, and reconciliation of financial reports.
- A mall manager is familiar with contracts and with negotiation. The position requires the initiation of lease agreements as well as service contracts, and the mall manager can comfortably interpret and modify contracts to benefit all parties.
- Overall responsibility for planning the PR and advertising operations to enhance the image of the Mall by ensuring regular advertising using all possible media as well as good coverage of various events/ occasions/ initiatives, etc
- Initiate the preparation of a detailed advertising plan for the Centre, brief the advertising agency on the same and ensure effective implementation of the various components of the plan.
- Rent Roll & CAM Budget Management
- Monitoring Tenant Turnover
- Managing Tenant Relationship
- Preparing Annual Operating Budget
- Creating alternate source of revenue for malls
- Rental Revenue Maximization by thermal mapping of retailer revenue and rent by zones, identifying weak spots and tenants, revitalizing less revenue area and hand holding weak tenants.
- Making recommendations to Owner regarding optimization of the Asset's overall performance by proposing considered capital expenditure programs, revised leasing strategies, alternative approaches to building maintenance etc.
- Hiring/letting of kiosks, carts, promotional courts/spaces, commercial advertising boards, displays and signage walls/spots/locations, including all coordination with customers and their media agents.
- Responsible & Accountable for setting the KRAs & Goals and Performance review of each team member.
- Responsible for timely billing & collections for CAM & Rentals from the mall occupants.
- Responsible for CAM workings on time to time to reach the accuracy level of foretasted CAM charges.
- Responsible for executing agreements with external associates for services availed & with internal Retailers for Maintenance Services provided.
