EXPERIENCE RANGE :

- 15+ years of similar experience in managing Commercial properties with a large-scale Real Estate Developer or International Property Consultants etc.

KEY ROLES & RESPONSIBILITIES :

- The position has the responsibility to lead and handle the team of IT complexes in the cluster.

- Client Relationship Management. Regular interaction with clients to understand their requirements, and coordinate for recoveries.

- Additional income through casual leasing; short leasing of space available and work towards avenues to create revenues

- Responsible for Annual Budget Vs Actual analysis. Preparation of the Annual CAM Budget and ensuring the optimization of the budget.

- Ensuring optimum utilization of Budgeted CAM

- Monitoring, designing & establishing processes for effective operations.

- Ensuring standardization of operations and maintenance processes at all the Complexes

- Design and implement PPM scheduled for all the Complexes

- Due Diligence of the process adopted at sites.

- Ensure timely execution of all new initiatives recommended by the central team

- Monitor upgradation in the cluster.

- Liaison with local and Government bodies.

- Effective utilization and standardization of services from SMEs aligned to the cluster.

- Ensure Safety standards are maintained as per the organizational safety policy

- To prepare a checklist of regulatory compliance.

- To impart to all employees the understanding that the violation of standard safe working practices is as serious as the violation of any other company rule and shall take corrective action when safety rules are ignored and set a good safety example himself

- To make it possible for each employee to take part in the safety program through personal contact and group discussions

- To discuss the results of the accident investigation and suggestions for preventing the recurrence

- Should possess good leadership with excellent communication and presentation skills.

- Result-oriented approach committed to achieving high levels of perfection and demonstrated ability of problem-solving skills

- Negotiation and coordination skills for finalizing vendors for maintenance and facilities management contracts and outsourcing manpower services.

- Ability to interact across all levels of management hierarchy.

- The position requires a high degree of motivation, initiative, and drive with hands-on operations knowledge.
