Overview:
The role will be to help support the financial planning function and investor relations. The candidate is expected to help update the business and evaluate new acquisition opportunities. The role will involve strategy and asset management of the entire portfolio including preparation of cash flow models, valuation of India office portfolio, market research, analysis of competitors, compilation of financial and operating metrics private fund reporting and preparation of private and public investor presentations.
1. Involves property market research, financial analysis, business development, project evaluation
2. To generate opportunities for real estate development in identified geographies by using multiple channels
3. To assess the development potential of identified land parcels
4. For potential opportunities, analyse market data, evaluate & recommend the optimal product mix for a land parcel
5. Based on project assumptions, develop a financial model for determining the financial feasibility of the project
6. Develop a business plan, variance analysis & sensitivities
7. Coordinate and communicate with stakeholders the user expectations, concerns and value for the to-be business model and solutions
Location: Mumbai
Responsibilities and Duties:
1. Valuation of current portfolio
2. Building the cash flow projections and financial planning
3. Market research and analysis of the competitive landscape
4. Strategy and asset management for the entire portfolio
5. Tracking the performance of the portfolio as per business plan
6. Preparing presentations for senior management providing overview of different business functions by collating information from the concerned departments
7. Preparation of materials for investors such as results presentations
8. Lead various strategic initiatives being undertaken at different points
9. Experience preferably in a Real Estate Development organisation in land acquisition, business analyses, joint development/ joint venture environment
10. Understanding of assessing development potential and basic regulations governing land
11. Developing financial projections in coordination with other departments
12. Working Knowledge of Financial Modelling
13. Participate in discussions with financial institutions, potential investors & other stakeholders
14. Ability to develop & negotiate term sheets
15. Basic understanding of contracts
16. Strong analytical & problem- solving skills
