1. Evaluate the feasibility of the new land proposals across asset classes i.e. Residential, Commercial, Warehousing & Data Center
2. Fair understanding of real estate development regulations (esp. Mumbai and Pune) and RERA.
3. Proficient in preparing a detailed financial model of new land proposals and suggesting optimum deal structure - outright, DM, JV & JDA.
4. The financial model shall include the following:
- Peak cash flow requirements
- Optimum capital structure - debt/equity
- Profitability
- Returns such as IRR, investment multiple, capital values, etc.
- NPV
- Sensitivity analysis.
- Payout to JV partners, if any
5. Periodically monitor and update cash flows of ongoing projects to ascertain the cash flow requirements and impact on the profitability
6. Interact with the business development team, liaison, legal, sales, and other allied teams for technical and financial evaluation of new land proposals, and ongoing and upcoming projects.
7. To conduct real estate market study, and track industry research reports and competition activities periodically for cities of interest for the company.
8. Skilled in preparing and maintaining transaction documents such as information memorandums, deal presentations, corporate presentations, operational updates, term sheets, feasibility reports, etc.
9. Prepare MIS for ongoing projects for presentation to senior management and JV partners.
