Job Summary:
We are seeking a driven and results-oriented Business Development Manager to join our dynamic team in Gurgaon.
In this critical role, you will play a key role in propelling our growth strategy by identifying, securing, and developing prime locations for our company-owned and franchised stores.
Your responsibilities will encompass a comprehensive range of activities, from market research and site selection to deal negotiation and ongoing relationship management.
Responsibilities:
Site Acquisition & Expansion:
- Conduct in-depth market research to pinpoint high-potential locations for new store openings.
- Analyze demographic, economic, and competitive factors to assess the viability of each potential site.
- Collaborate with internal teams to ensure alignment with brand positioning and overall business objectives.
Real Estate Expertise & Negotiation:
- Develop a shortlist of suitable properties based on established criteria and business needs.
- Lead negotiations with property owners, developers, and landlords to secure favorable lease terms and agreements.
- Ensure adherence to legal and regulatory requirements throughout the negotiation process.
Technical Feasibility & Development:
- Work closely with technical teams to conduct comprehensive feasibility assessments for shortlisted locations.
- Address and resolve any technical challenges or requirements related to store construction and setup.
Relationship Management & Partnership Building:
- Cultivate and maintain strong relationships with malls, developers, consultants, and landlords.
- Foster collaboration with external partners to overcome any challenges that may arise during the development process.
Deal Closure & Contract Management:
- Oversee the entire deal closure process, guaranteeing accurate and efficient completion of all necessary documentation.
- Work with legal and finance teams to finalize contracts and agreements.
Project Execution & Onboarding:
- Monitor and facilitate the smooth execution of deals, including coordinating store setup activities.
- Partner with finance teams to ensure timely and accurate payments to landlords and other stakeholders.
Franchise Support (if applicable):
- Provide guidance and support to franchisees in identifying and securing suitable locations for their stores.
- Ensure franchisees comply with brand standards and guidelines during the location selection process.
Qualifications:
- Bachelor's degree in Business Administration, Real Estate, or a related field (Master's preferred).
- Minimum 3+ years of experience in business development, real estate, or a similar role within the QSR industry.
- Proven track record of success in securing prime locations and negotiating favorable deals.
- Strong negotiation, interpersonal, and communication skills.
- Comprehensive understanding of local real estate markets and regulations in India.
- Ability to travel extensively across India.
