Strategic :
- Responsible for supervision and management of the overall project within the stipulated time and cost parameters meeting acceptable standards of Quality and Safety
- Provide inputs on Project feasibility and Project planning
- Ensure adherence to Plans & Cost Estimates for the project
Operational :
Work execution at the Site :
- Supervise and co-ordinate daily execution by various contractors
- Ensure construction as per agreed designs and cost management to maintain profitability
- Oversee the procurement and contractual requirements on an overall basis, ensuring strong adherence to approved budgets.
- Ensure all statutory compliances are maintained up to date at sites and other parties such as contractors also adhere to the required statutory compliances
- Interpret drawings/ designs & ensure that these are accurately translated into execution
- Assist the deputy project manager in preparation of a detailed activity schedule
- Determine requirements and order/ requisition material (cement and steel) at the site
- Maintain and verify measurement sheets for various activities
- Ensure availability of materials, equipment, etc that are to be provided at the site
- Supervise work at the site to ensure that contractors are executing as per contract and to the required quality and contract specifications and work completion are on schedule
- Provide technical guidance on site as required and resolve critical issues on site
- Monitor the costs at the site actively and ensure they are within budget
- Ensure that there is a conducive and safe work environment at the site
- Ensure proper storage, record keeping, and inventory of all materials at the site
- Ensure adequate security is provided at the site to minimize pilferage, etc
- Ensure timely reporting to regional and Corporate offices on the project and participate in all project review meetings
- Ensure that Site accounts and petty cash are maintained accurately and as per the required guidelines
Vendors & Contractors :
- Assist where required in the selection of local vendors and contractors/sub-contractors
- Develop and maintain relationships with key vendors and contractors
- Escalate issues to the local representatives of the contractors as per the requirements
Quality & Safety :
- Ensure that all Quality Assurance & Quality Control activities are being carried out effectively and in a timely manner, so that the quality of material (cement, steel, etc) & equipment being used at the site is of the required standards
- Ensure the preparation & implementation of safety plans
- Ensure that safety training is regularly conducted for all staff including contractor staff
Developmental :
- Keep abreast of developments in the area
- Participate in the recruitment of appropriate talent in line with approvals for work area
- Carry out performance appraisals, assess the capability, and training needs of individuals in the function
- Manage the team effectively by coaching, mentoring, provide periodic feedback and exposure to enhance learning
Internal & External Interactions :
- Internal: Head-Project Management, Regional Project Management Head, Design, Regional Finance, Regional HR, Corporate Quality, Corporate Safety, Procurement & Contracts
- External: Consultants, Contractors, Sub-Contractors(if any), Statutory authorities, local vendors
Education & Experience Requirement :
- B.E / B. Tech in Civil Engineering preferably with a project management qualification
- 15-18 years of relevant experience in Real estate
- Excellent written and verbal communication.
