- Build and maintain very strong relationships with leading developers and chain of malls at CXO and promoter levels
- Seamlessly transfer and build those relationships with management through regular touchpoints
- Networking and attending industry events to gain market intelligence proactively
- Strong relationships with both large property consultants and regional and city level brokers
- Solid understand of format strategy and the overall retail business. Approach BD in context of business strategy rather than isolated real estate transactions
- Stay on top of competition expansion strategies and pre-empt by acquiring the best locations
- Have a very strong understanding of commercial terms and clauses and work with legal to ensure agreements in best interest of firm
- Build and maintain a system of compiling the rent rates across geographies and real estate types
- Engage in cordial but strong commercial negotiations with LLs; build solutions
- Deep and detailed understanding of retail real estate in India, demographics and psychographics of catchments, competition mapping, and future trends prepare a 5-year network expansion plan of different formats
- Execute broker and pipeline management as per 5 years plan and AOP
- Lead from the front - visit and decide on new store locations and plates using a variety of data points and 'feasibility analysis' template of firm. Collaborate with Format Management, Finance, and Legal to close
- Work with Projects on LL scope of work and handover alignments. Be integrated with the NSO process
- Work with legal on LOI, Agreements, Exception approvals and with Finance on Feasibility Analysis, SD, and rent to rev ratios
