AVP (Segment Head) - Business Development and Corporate Strategy
Role summary:
1) To source business worth more than 100cr per project top line and ideate innovative business recommendations for project profitability
2) To make sense of complex data of various types across markets and developers to get meaningful insights out of it and formulating financial plan for a development in order to help land acquisition.
Role description:
1. Lead key stakeholder/promoter interactions in the Bangalore market while managing all aspects of the relationship
2. Conclude project transactions worth at least 100 cr to onboard the project onto the organization and build the overall segment to an IUM (inventory under management) of 1000 cr for the financial year
3. Create project specific pitch decks along with the associate and market intel team to successfully conclude a transaction
4. Understand the various real estate micro markets in Bangalore to add to the overall knowledge repository to the organization
5. Meet key stakeholders (Funds/NBFC- s/banks/independent consultants/channel partners/agencies) in the local real estate market and establish inroads into the market
6. Recommend business inputs to the overall business plan of a real estate project in order to strike a balance between profitability and sales volume
7. Devise overall client acquisition strategy in order to maximize firm revenue and profitability
8. Direction setting for the overall organization
9. Analyse pricing data from the market to arrive at pricing trends and any exceptions observed
10. Analyse inventory data from the market to arrive at specific inventory movements and absorption trends
11. Create financial projections for a project across the project lifecycle to help land acquisition decisions
12. Work with the MI team to garner qualitative insights from the market- the norm and deviations in the same
13. Research about various financing techniques available in the market and work around the best one for a developer
14. Research about funds/banks/NBFC's invested in developers and provide inroads for the team to pitch
15. Work with the BD head to brainstorm on various project cashflows, market and product dynamics to present the most appropriate solution to the client.
16. Manage and direct an associate to guide him/her on delivering the required.
