Associate Director (Land & Development Services/Strategic Consulting - Real Estate)
- Demonstrate strong business development activities through networking, industry seminars and other sources.
- Lead the India Business development and Assist the Managing Director in Business Development activities - IT Parks, Retail Malls, Hotels Resorts, Urban Infrastructure, Townships, Airport and MRT related real estate, Industrial Parks, SEZ s, Hospitals, Residential and Commercial projects, etc. along with managing existing client relationships and overseeing implementation of on ground projects.
- Identifying clients proactively who would require real estate advisory services (best use studies, feasibility studies, location consultancy, financial viability analyses, and all advisory and consulting services related to real estate sector)
- Preparing client pitches and presentations.
- Assist in managing the overall BD and sales process, maintaining regular contact with your stakeholders to keep pursuits moving ahead.
- Secure Real estate advisory assignments and collaborate with various teams for execution
- Leverage existing and new relationships with developers and corporates particularly focusing on sourcing & origination of quality land supply
- Identifying & sourcing of quality supply of corporate and industrial land deals within urban area. Ability to execute Land transactions such as land sale, development, redevelopment, joint ventures, auctions, etc.
- Networking with real estate intermediaries, Landowners, local brokers for identifying business opportunities.
- Preparation of marketing materials such as presentations, proposals etc.
- Develop and execute parallel strategies for business development for responsible geography.
- Responsible for meeting and / or exceeding individual targets Transaction Management
- Conducting land survey, micro siting, land procurement and identification of land. Collect competitor information, build & maintain rapport with agents
- Pool details of the property with respect to coordinates and details of land / property owner and conduct site inspections.
- Assess client requirements, initiate & maintain client interactions, provide inputs on pricing, participate in proposal discussions.
- Manage the entire process of land acquisition including land identification, financial valuation, best use analysis, target identification, deal structuring (Joint Development, JV, Outright, Redevelopment), negotiation, legal and commercial due diligence
- Prepare information memorandums, financial analysis, analytical, market intelligence, and seek inputs from solicitors, legal consultants & Government bodies.
- Ensuring optimum client service delivery and engagement - calls, meetings, site visits, presentations, follow up, accurate & timely submission of company proposals to prospective clientele and overall governance during the execution phase.
Qualification & Experience :
1. BE Civil & MBA Preferred with 20+ years of work experience in Business Development of Projects in Real Estate or Consulting Advisory services in the field of real estate
2. Excellent communication and analytical skills, report writing capabilities and sound knowledge of financial modeling
3. Ability to cultivate new clients and manage existing ones across the private and public sectors.
4. Self-starter & team player
5. Passion for Real Estate
6. Open to travel
7. The ability to work under pressure and meet deadlines
8. Excellent written and verbal communication skills enabling
9. Development of good relationships with both clients and colleagues
10. Proficient in MS Office(Excel & PowerPoint)
