- PGDM/MBA - MARKETING from B school or equivalent
- Minimum Experience - 15-20 years of experience in retail/real estate industry with at least 5-7 years experience in Leasing and having carried out end-to-end leasing for at least 1 mall/retail real estate project
- Pleasing personality with excellent communication, presentation & negotiation skills.
- Sound understanding of the retail space sales cycle from opportunity identification to closure
- Good understanding of commercial contract negotiation process
- Strong social networking skills and Team handling skills.
- Exposure to a high level of service standards.
- Anyone drawing a current CTC of less than INR 20 LPA "may" not be considered.
- Willing to relocate/based out of Mumbai.

Overall Purpose/Objective :
Drive revenue maximization and achievement of optimum occupancy level for a retail property/ mall through an effective leasing strategy designed to achieve the right/ planned tenant mix and target business plan
JOB DESCRIPTION (Indicative Only) :
- Formulate the leasing strategy and develop the leasing plan for the mall/ centre based on market intelligence/ retailer inquiries and finalized business plan and submit the same to Director - Leasing for review and approval
- Prepare and finalize the zoning plan on the desired positioning of the mall and business plan and also finalize the list of brands to be targeted
- Provide annual forecast or projected revenues for the mall/project as input for annual budgeting exercise for various projects
- Formulate a comprehensive list/database of potential clients (anchors, mini-anchors, vanilla/in-line and local brands) for the mall/project and then accordingly allocate responsibility for specific product categories/ brands effectively among the team members
- Drive the various marketing activities for the mall/project in terms of development of attractive brochures and effective presentations to International Property Consultants (IPCs)
- Drive negotiations with approved brands with the retailer in order to arrive at desired rates and structure mutually beneficial deals
- Monitor the completion and signing of the Letter of Intent (LOI) by the retailer / brand post review of all clauses, discussions and ensure that the original signed copy of the LOI is in the custody of the legal team
- Post signing of deal, ensure that the process of Leave & License agreement is started and completed on time for all retailers
- Ensure timely submission of the store's plans/ designs by the retailer for review by the RET team, and ensure swift resolution of retailer issues during the fit-out process
- Ensure adherence of all clients to the payment schedule and resolve any issues related to non-payment/ delays in payment
- Drive preparation of weekly leasing reports to be provided to the MD for review
- Ensure timely goal setting, monitoring, review of performance parameters and feedback to the team members
