Our Client is engaged in the Development - Management - Operations of Shopping Malls, Hospitality, Residential, and Commercial Offices. They are frontrunner in development - management - operations of urban city centers, shopping malls, and large scale residential townships. They are primarily focused on tier II cities.

Job Description for Senior and Mid Managerial position for Leasing
1. To plan overall zoning and prospective licensees to be targeted with respect to Anchors/ Brands and Categories taking into perspective the catchment area and location of the Mall. 2. To workout revenue share and franchise deals taking into consideration the rent to be achieved as per Business Plan. 3. To prepare viability sheet and get the same approved. 4. To coordinate with legal department and licensees for smooth execution of agreements. 5. To ensure that the timelines are met with respect to taking possession of the premises by the licensee for fit outs and commencement of business. 6. To issue fit out letters once the Mall is ready for fit out. 7. To issue fit out guidelines to the licensee once the possession is taken for fit outs. 8. To look out for new potential licensees who are keen on retail expansion. 9. To collect market information with respect to prevailing rentals in the market on the high streets and other malls that are our competitors. 10. To do a detailed survey of the catchment area with respect existing brands on the high streets and malls and the quantum of business they are doing. 11. To plan and participate in retail exhibitions. 12. To plan and make marketing and travelling budgets. 13. To supervise, guide and delegate responsibilities taking into perspective the strengths and weaknesses of the respective team members. 14. To ensure that the agreements are properly executed and any deviation is authorized by the competitive authority. 15. To monitor and review weekly, monthly and quarterly performance of the leasing team. 16. To prepare status report on the deals those are under various stages of progress/negotiations right from signing of LOI to commencement of business. 17. To ensure that the average rentals are achieved as per the business plan. 18. To monitor sales in case of revenue share and franchise deals and in case of major shortfall re negotiate with the licensee. 19. To act as interface between the licensees and mall management in case of any dispute or misunderstanding. 20. To prepare KRAs of the leasing team. 21. To coordinate with mall marketing team for leasing out Space on Hire and to ensure that there are enough events and promotions to pull in footfalls in the Mall. 22. To coordinate with licensees in case if there is delay in payment of license fees, CAM or any dues that are pending.
